Missed board deadlines. Not one.
Built to scale
From a startup portfolio to an established firm managing hundreds of communities.
The real risk

Bad books cost you contracts.

When a board loses confidence in the financials, they start looking for a new management company. Inaccurate reporting, missed deadlines, and disorganized records are at the top of that list. We built City Books to take all three off the table.

01
Late financials lose contracts
When a board votes to switch management companies, bad or late financials are near the top of why. We close the books before your deadline, every month.
02
Growth exposes accounting gaps
Adding communities without scalable accounting creates errors that stack up. Our systems are built to grow with your portfolio without creating new problems.
03
Generalist CPAs get community associations wrong
Reserve fund accounting, assessment cycles, special assessments. Most CPAs get this wrong or learn it on your dime. We do this and nothing else.
Everything your
books need.

Why City Books

Built for
your business.

City Books was built for one type of client: management company owners who are serious about protecting and growing their portfolio. Our CPA does not moonlight in retail or construction. Community associations are all we do.

Meet the team
Protects your contracts
Accurate, on-time financials are your best defense against community turnover. We make sure the books are never a reason a board starts shopping for a new management company.

Reduces your staffing burden
Outsourcing to City Books means no payroll overhead, no training costs, and no time spent managing an internal accounting team. We can support a single bookkeeper’s workload or replace an entire accounting department.

We keep your books audit-ready year-round. When the auditor arrives, everything is already in order. Clean records also signal to boards that they are in good hands.
The team

Accounting specialists
built only for community associations.

City Books exists because too many management companies were losing communities for the wrong reason. Not their service, but financials that were late, wrong, or too confusing for a board to follow. That is what City Books fixes.

Common questions

Frequently asked questions.

What exactly does City Books do?

City Books is an outsourced accounting firm that works exclusively with community association management companies. We handle monthly financial packages, reserve fund accounting, assessment tracking, and audit-ready bookkeeping, so your management company never loses a community over late or inaccurate financials. We do not serve any other industry.

Is City Books a CPA firm?

City Books is an accounting services firm, not a CPA firm. We do have a Certified Public Accountant on staff: Ande Duda, CPA, a Managing Partner who brings decades of experience in enterprise risk management and corporate audit. Our CPA works exclusively in community association accounting and does not serve retail, construction, or any other sector.

Who does City Books work with?

We work exclusively with community association management companies, from owner-operators managing a small portfolio to established firms overseeing hundreds of HOAs and condo associations. If you are a management company owner who needs accurate, on-time financials delivered without building an internal accounting team, City Books was built for you.

Why outsource to City Books instead of hiring in-house?

Outsourcing to City Books eliminates payroll overhead, training costs, and the burden of managing an internal accounting team. Our systems scale to support any portfolio size, whether you need to supplement existing staff or replace an entire accounting department. Your books stay audit-ready year-round, so when a board requests records or an auditor arrives, everything is already in order.

Does City Books handle reserve fund accounting and special assessments?

Yes. Reserve fund accounting, assessment cycles, and special assessments are core to what we do. These are the areas where generalist accountants most often make costly mistakes. Because community associations are all we do, our team is trained specifically for these requirements and does not learn on your dime.

Does City Books work with management companies across the United States?

Yes. City Books serves management companies across the entire United States. Our services are delivered remotely, so we can work with management companies regardless of where they are located.

How do I get started with City Books?

The easiest way is to schedule a 30-minute call where we will walk through how City Books works, what onboarding looks like, and what your communities receive each month. You can schedule directly at calendly.com/allison-citybooksfinancials or request a callback through the site.
